What to Expect During an Aircond Chemical Wash: Step-by-Step Process

If you’ve never booked an aircond chemical wash with an aircond service Petaling Jaya provider before, the process can feel a bit mysterious. What exactly does “chemical wash” mean? How is it different from a regular cleaning? How long will the technicians be in my house? Will they make a mess? In this guide we’ll walk you through exactly what happens during a professional chemical wash, from arrival to handover.

Before We Arrive

When you book via WhatsApp, we’ll confirm your unit details (HP rating, brand, age) and ask a few quick questions about your symptoms. This lets us bring the right tools and chemicals, and gives us an idea of whether we’ll also need to top up refrigerant gas.

On the day of service, expect the technician to message you 15-30 minutes before arrival. A typical chemical wash for a 1.0-1.5HP wall unit takes 60-90 minutes. If you’ve booked multiple units, plan for half a day for 3-4 units.

Step 1: Protection and Setup (5 minutes)

The first thing we do when we enter your home is lay down drop sheets to protect your floor and furniture. Chemical wash involves water, cleaning solution and removed components, so protecting the area is essential.

We then switch off the unit at the wall plug AND at the circuit breaker. This is a safety step - even with the plug pulled, you want the breaker open before touching anything electrical inside the unit.

Step 2: Full Dismantling (15-20 minutes)

This is where chemical wash differs from standard cleaning. We don’t just wipe the front cover and rinse the filter - we take the whole indoor unit apart:

  1. Remove the front cover and filter
  2. Disconnect the display panel ribbon cable
  3. Remove the blower fan (the horizontal cylinder inside)
  4. Expose the evaporator coil (the metal fin assembly)
  5. Remove the drain pan

Each component is set aside carefully. Screws and small parts go into a container so nothing gets lost.

Step 3: The Chemical Bath (15-20 minutes)

The removed coil, blower and drain pan go into a chemical bath - a non-corrosive cleaning solution that dissolves the biofilm, grime and mould that have built up inside the coil fins and blower blades.

While the components soak, we:

  • Vacuum dust from the housing
  • Wipe down the electrical compartment
  • Inspect the copper piping and flare connections
  • Check the drain line for blockages

The chemical bath works because it reaches places you can’t scrub with a cloth. Biofilm and dust inside the coil fins (the thin aluminium strips behind the blower) are the main reason your aircond loses efficiency over time.

Step 4: High-Pressure Flush (10-15 minutes)

After soaking, we take the components outside (or to a balcony/bathroom) and flush them with a high-pressure water sprayer. The dissolved dirt washes out of the fins, the blower blades come back to shiny white, and the drain pan is cleared of any sludge.

This is usually the most satisfying part of the job to watch - the water runs dark grey at first, and by the end it’s running clean. That grey water is what was circulating through your air every day.

Step 5: Sanitization (5 minutes)

Clean doesn’t mean sterile. After rinsing, we apply an anti-bacterial sanitizing spray to all cleaned surfaces - coil, blower, drain pan and housing. This eliminates any remaining mould spores and kills the bacteria that cause the musty smell some homeowners complain about.

Step 6: Reassembly (15-20 minutes)

Every component goes back in the reverse order:

  1. Drain pan reinstalled and aligned
  2. Evaporator coil refitted
  3. Blower fan back in position
  4. Display panel reconnected
  5. Front cover clipped back on
  6. Filter inserted (cleaned separately)

This is the stage where attention to detail matters most. A blower fan installed off-centre will cause vibration noise. A drain pan that isn’t level will leak water. Our senior technicians have done thousands of these - they know exactly how each brand fits together.

Step 7: Gas Top-Up (if needed, 10-15 minutes)

Step 8: Commissioning Test (10+ minutes)

Before we leave, we power the unit back on and run it for at least 10 minutes:

  • Temperature check (vent air should be 15-17°C in cool mode)
  • Airflow check (stronger than before, with cold air reaching further)
  • Water leak check (drain pan should flow cleanly to the outdoor drain)
  • Sound check (no rattling, no buzzing, no whistling)

If anything isn’t right, we adjust or redo that part of the job before completing the visit.
